Only when the finish is worn through to the wood. If the finish is intact, a buff-and-recoat refreshes it for a fraction of the price and downtime of sanding.

How long until I can walk on a refinished floor?

Water-based poly is walkable in 4 hours, fully cured in 7 days. We schedule recoats for evenings or weekends so you do not lose business hours.

Will hot-water extraction soak my carpet?

No — modern truck-mount and portable units extract over 90% of the water on the same pass. Carpets are dry-to-touch in 2–4 hours.

Can you restore stained grout?

Yes. Pre-spray and rotary extraction lifts most embedded soiling. For deeply stained or porous grout, we offer color seal that restores uniform color and resists future staining.

Do you do test patches?

Yes — every floor service starts with a test area in an inconspicuous spot so you see and approve the finish before we commit to the full space.
